West and east have always represented opposites whether simply geographic or in terms of ideals and culture. What is even more ironic is that even on an island as small as Phuket this has, until very recently, applied. The west of the island has long appealed to westerners while the eastern side of the island has been largely ignored by all but the reclusive.

Both sides of the island have their own unique attractions but what is becoming clear is that there is a merging of ideas from both camps and the appeal of the island is no longer confined to one or the other.

The East is rising.

Just recently I had a client that emphasised this point. He was looking for a resort style condominium on the west coast, close to the sea with a great view. Of this he was adamant. The problem was he only had six million baht to spend. After hours of deliberation I finally all but blindfolded him and drove him to the Bel Air Panwa development at Cape Panwa.

I think he was unaware we were driving south-east until I finally told him upon arrival we were not actually on the west coast at all. He immediately loved the development and the location and promptly signed on the bottom line.

The point here is simple: the styles of development on each side of the island are merging. The west coast no longer represents the face of outright commercialism while the east coast is not simply the gateway to Phang Nga Bay. This is echoed right through the complete range of developments. Take Andara on the West Coast at Kamala and Cape Yamoo on the East Coast.

Draw a line across the island and they are diametrically opposite but their appeal is not dissimilar – outstanding luxurious multi-million dollar villas in an exclusive setting with stunning sea views.

Without a doubt the east coast is now getting the attention it so rightly deserves. To get a fine meal you will no longer need to rely upon either a trip to Phuket City or The Watermark – Royal Phuket Marina will soon have a number of fine restaurants and caf?s along its Boardwalk, not to mention a host of new eating establishments that are planned for the forthcoming year along the whole length of the east coast.

The same goes for accommodation – besides the well-established Evason and Mangosteen hotels between Chalong and Rawai, soon to join them are the 5-star Conrad at Cape Panwa and possibly Phuket’s first 6-star establishment at Cape Yamoo.

Undoubtedly the previously ignored east coast is being discovered. The sheer awe of Phang Nga Bay is beyond question. But while the east coast appears calm and serene no-one can doubt the alluring appeal of the west coast – and the sun will always set in the west.

I recently returned from the UK having visited two major overseas exhibitions in London and in the process missing the Phuket Post anniversary party and the Lalvani/Cadbury wedding, despite being fortunate enough to receive invitations to both (unfortunately after I had booked to go).

Despite all the recent publicity and my own observations about the high number of enquiries we have been receiving from the UK of late, the Thailand Phuket presence was still insignificant and could easily have been overlooked altogether by a large number of the visitors.

Of course, who but the big developers can afford to be represented there? Well actually, I hope in my own small way to go some way to correct that oversight. I intend to take a selection of some of the finer developments – by finer I do not necessarily mean expensive – to the major exhibitions in the UK next year.

Unfortunately it means time away from paradise to walk the mean streets of Britain, but courage and determination was never for the faint hearted.

Tourist visas are exactly what they are stated to be – visas for tourists. Those of us who wish to stay here indefinitely have a number of means by which we can do that.

Why should we be so surprised about this latest enforcement of the law? Ask a Thai travelling to Europe or, for that matter, a member of the EU travelling to the States. Could a Thai fugitive accused of murdering his daughter hide so easily in the US for almost two years?

Anyway enough political debate, let’s take a refreshed look at the local property market. If you are a regular reader of this column you will know I have been in Europe for the best part of two months. Unlike most of Europe, I am pleased to report that Thailand, and Phuket in particular, is still booming.

What I have also noticed is an increase in enquiries from countries that one would normally count as a holiday destination in their own right. By that I mean Italy and Spain, not to mention Mexico and Brazil.

Additionally we are seeing an increasing number of enquiries from expats living in other parts of Thailand, especially Pattaya, who are considering a purchase in Phuket and seeking a permanent residence here.

The surprise for many of them is the cost of moving here. We had an enquiry last week from an expat based in mainland China seeking a three bedroom apartment for one million baht! I had to ask him if he was referring to a rental. Not surprisingly he did not reply.

I am a little concerned about a trend I first warned about several months ago. Some developers are increasing their prices out of line with usual upward movement during construction. Increased prices are going to happen during construction for a number of reasons – why else would anyone buy off-plan?

As the development gets closer to completion, and to reflect the increasing costs of construction during the course of the development, fair price rises are inevitable.

That is not my concern. I am more worried about developers raising prices out of pure optimism – and perhaps a little greed. I have seen this happen all over the world and it is disastrous for the market. Too much boom is almost certainly followed by bust, ask any market man, not that I see that happening here.

Most developers look to the long term and see Phuket as I do, as one of the future, if not already, most desirable upmarket destinations in the world.

There is another problem I see for some developers. There are already too many developments on Phuket that are not answering the demands of the buyer.

It is frustrating to take a sincere client around the island to look for a certain type of property only to find that property does not exist – in one particular case that meant a good western quality apartment close to any coast for less than ten million baht.

Six months ago I could have shown the client a number of developments around the island but now these are selling out and very little is coming along to take their place.

If you are a developer with just such a development and I have somehow missed you, please give me a call. To paraphrase the usual salesman’s hype: we have clients waiting!

The Estate Phuket is an exclusive community of custom-designed homes situated on Phuket’s picturesque and stunning Eastern coastline with panoramic views across the iconic Phang Nga Bay.

Unlike the West coast of Phuket, where the race for land has placed residential, retail and resort properties in close conflict and even closer proximity to one another, the Eastern shores allow discerning buyers an opportunity to own an un-spoilt and secluded piece of paradise.

Ideally located no more than fifteen minutes drive from Phuket International Airport and five minutes from Thailand’s premiere Golf Course – the Jack Nicholas designed Mission Hills Resort & Golf Course, The Estate can be your escape and gateway to one of the most spectacular natural environments in South East Asia.

Phuket has long been the favoured destination for golfers and families alike, but now with the completion of three World Class Marinas, Phuket is fast attracting seasoned Yachtsmen and women from around the world who want state of the art facilities and unparalleled sailing destinations. The Estate is perfectly situated on the leeward side of Phuket to afford homes protection from the South-West monsoons and easy access to these modern, deep water marinas.

In addition to this, Phuket now boasts a comprehensive IT infrastructure, international hospitals and schools, a full range of professional service companies, foreign language newspapers, international business associations, social clubs a wide range of sporting and recreational activities, many of Asia’s famed and leading hotels, department stores and an ever increasing range of international cuisine and chefs.

Identified by institutional investors as Phuket’s last remaining area for high-end coastal development, the developer has seized this opportunity to create a customized community of luxury homes on approximately 45,000 square meters of land overlooking the unforgettable headland of Leam Yang and the limestone pinnacles that Phang Nga Bay is renowned for. In fact few developments in South East Asia can boast the average plot size that The Estate provides – 3,750 square meters. Matthew D. Rayner, President and CEO of Estate Group, revealed in a recent interview “The Estate Represents an excellent investment opportunity compared to the West Coast – in plain English : more land, less money – a remarkable combination of lifestyle and investment opportunity that cannot be offered anywhere else in South East Asia”.

Each home has been uniquely designed by a team of award winning architects to maximize the natural beauty of the local environment and vistas and to compliment the properties of the tropical Thai climate. The Estate embraces the principals of sustainable development and strives to protect the unique natural beauty of this island oasis.

From a Property Management perspective, The Estate has recently confirmed the appointment of CB Richard Ellis, Phuket’s leading property management company as the manager for this unique development. CB Richard Ellis’ Phuket Director, Mr. James Saunders said “We are very proud to have been selected for this prestigious development and we feel that our values and vision match those of The Estate.

Located approximately 862 kilometers south of Bangkok is Phuket, Thailand’s largest island, which is often dubbed as the pearl of the Andaman, or the pearl of the south. Its natural resources- rocky peninsular, limestone cliffs, white powdery beaches, tranquil broad bays and tropical in-land forests contribute to making it the South’s wealthiest, busiest, most visited and most popular island and province.

Nestled in the tropical zone off the west coast of the southern part of Thailand in the Andaman Sea and the Indian Ocean, the province covers an area of approximately 543 square kilometers (excluding small islets). It is estimated that Phuket Province covers an area of approximately 590 square kilometers if its 39 other small islands are included. The islands total length, from north to south, is estimated at 48.7 kilometers and approximately 21.3 kilometers wide.

Phuket borders on Phang-nga Province to the north. The other 3 sides are encircled by the Andaman Sea the place where many of the best diving sites are located. The island is connected to Phang-nga Province by Sarasin Bridge and Thep Krasattri Bridge.

Staying on the island is easy, as there are only two seasons in a year – the rainy season (May to October) and the hot season (November to April). Visitors are not recommended to travel to Phuket between September and October as they are the wettest months. The best period for a visit, is from November to February, when it is possible to see the clear blue sky, feel the fresh sea breeze and marvel at the crystal clear water while lying on powdery, palm-fringed beaches. Average temperatures ranges between 23°C and 33 °C.

Phuket’s topology is exceptional with 70 percent of its area covered with mountains which stretch from north to south and the remaining 30 percent being plains located in the central and eastern parts of the island. The island does not have any major rivers except for a total of 9 brooks and creeks.

Phuket is divided into 3 administrative counties namely Amphoe Muang, Amphoe Thalang and Amphoe Kathu.

Phuket has a lot more to offer its visitors other than its natural heritage sea, sand, sky, beach, forest, and world renowned diving sites. Sino-Portuguese architecture casts its spell delighting travelers to the city, while Phuket-style hospitality has never failed to impress visitors from all walks of life. In addition, accommodations ranging from world-class resorts to tropical-style bungalows have warmly catered to the different needs of travelers. For seafood lovers, there is a lot more to sample than just Phuket’s famous lobster. Altogether, these characteristics have made Phuket a truly unique destination.

Particularly in the monsoon season, there are strong currents on many of the beaches and drownings are a depressingly common occurrence. Heed the warning flags on popular beaches and play it safe if off the beaten track.

The major beaches from north to south are:

Bang Tao – long, very quiet beach

Surin Beach – an up-and-coming destination

Laem Singh Beach – small bay with stunning views, between Kamala Beach and Surin Beach

Kamala Beach – a quieter beach to the north of Patong

Patong Beach – the largest beach resort, known for its nightlife

Karon Beach – a quieter beach to the south of Patong

Kata Yai Beach – busy, clean tourist beach with good surf

Kata Noi Beach – quieter sister of Kata Yai

Ao Chalong – home to Phuket’s most popular yacht anchorage

Rawai Beach – set off point for lots of local islands, popular with locals for eating on the beac

While there’s plenty to see on Phuket, several smaller surrounding islands, each offering unique sights of their own, are easily accessible within an hour or two by boat. Many have excellent snorkelling and diving sites, while others simply offer nice patches of sand on which to spend a quiet day. To reach them, hire a long-tail boat or charter an island-hopping tour. Accommodation is available on a number of the islands – some of it rustic, some very exclusive.

Phi Phi Islands

Part of a marine national park in Krabi province, the two stunning islands of Phi Phi Don and Phi Phi Ley are an integral part of many visitors’ itineraries – and are now the second most popular destination in the Andaman region of Thailand, after Phuket. Diving, snorkelling and a whole host of tours and other activities on offer. A wide range of accommodation on Phi Phi Don; the rugged Phi Phi Ley is uninhabited.

Similan Islands

For divers and marine life fanatics, no trip to Thailand is complete without a few days spent at the Similan archipelago, which is rated as one of the world’s top dive destinations. The tropical beauty of the pristine 9-island group will appeal to non-divers as well – the virgin jungle, fine sands and unusual granite formations on the islands are nearly as breathtaking as the depths of the sea that encompasses them. Accommodation is limited to basic government-run bungalows and tents that get booked up very quickly – it’s therefore recommended to join a liveaboard trip and stay on the boat.

Surin Islands

This remote, wild chain of 5 islands is located about 160 km north of Phuket near the Burmese border. The Surins are best known for their abundance of large marine life including leopard sharks and manta rays. Usually explored on liveaboard dive trips. The most famous site is Richelieu Rock for near-guaranteed sightings of whale sharks. Blanketed with jungle vegetation, the islands’ interiors are also great for hiking; there are better trails here than in the Similans. Basic accommodation available on one island only.

Coral Island

A very popular destination, also known as Koh Hei (or Hey or Hae), only 15 minutes by boat from the southern end of Phuket Island.

As the name suggests, it’s perfect for snorkelling close to the shore, and there are other water sports available. Read more… See also the only hotel on the Island: The Coral Island Resort

Racha Islands or Raya Island

The Racha (or Raya) islands, directly south of Phuket, offer some of the best diving and snorkelling in the area with numerous coral formations and clear waters. Racha Yai is also a fine place to just relax on its soft white sands. Racha Noi, farther to the south, is uninhabited with only one tiny beach. The diving between Racha Yai and Noi is usually very good and offers a chance to see big fish, although generally for advanced divers as the current is very strong. See also “Diving in Racha Yai and Racha Noi”

Koh Yao Yai and Yao Noi

Two large islands (together about 138 sq km) right in the middle of Phang Nga bay between Phuket and Krabi. While fishing remains the predominant economic activity and way of life here, the islands are slowly opening up to tourism. Some innovative, community-driven eco tours and small-scale, mostly family-run bungalows and resorts have been developed. A great place to enjoy nature and get a taste of local culture.

Yao Yai Resort (Yao Yai Island)

Situated on the best beach of Yao islands with 3 different beach front bungalows, and private balconies, to enjoy the beautiful sunset overlooking, Phuket and Phang Nga bay.

Koh Yao Yai , still an untouched island by tourism, is the biggest after Phuket a place with a beautiful Culture and people. The resort is surrounded by trees, coconuts and the beach, where you can fall asleep counting the waves.
Koh Naka Yai, a small island just 10 minutes by long-tail boat off the east coast of Phuket, is rapidly transforming from a sparsely inhabited fisherman’s island to an upscale resort getaway. And the reason the resorts are coming is clear: Naka Yai is the classic postcard image of paradise – beaches of fine white sands lined with coconut trees, incredible views across Phang Nga Bay, no roads, and (so far) very little noise aside from chirping birds and cicadas. Naka Noi is most famous for its pearl farms, which can be visited on a day trip.

Rang Yai and Noi Island

A small, uninhabited island that has developed into an activity centre for groups. Spend the day kayaking, windsurfing, mountain biking, hiking, playing volleyball and more, or relax in the shade on the sandy beach. There’s no place to stay here but camping may be arranged.

Rang Yai and Noi Island

Rang Yai Island is private Island. The island is suitable for traveling and resting to be group or private and also we are operated daily excursion program for visitor since one up to large size. We have many activities offer you during stay on the Island. Also we has Rang Yai Restaurant where is daily opening. However, there’s no place to stay here but we provide camping or bamboo hut.

Koh Maphrao (Coconut Island)

This island of fishing villagers is reached within 10 minutes by long-tail boat from Laem Hin pier on the east coast of Phuket. A peaceful place with agro-tours and homestay with local families available. The island’s rich mangrove forests can be explored by boat. Between Phuket and Maphrao are some rustic floating restaurants with live seafood held in submerged pens to select for a fresh seafood meal. Near the restaurants are a few lonely floating bungalows for rent – perfect for a night or two of solitude, though it’s not clear where waste from the toilets ends up.

Koh Khai Nok

Just east of Phuket, Khai Nok is a tiny, idyllic island – little more than a forested lump poking out of the sea ringed by white sand and coral. Good snorkelling though the currents can be quite strong at times. Great for a daytrip – there’s no place to stay here. Reached within 20 minutes by long-tail boat from Phuket or by joining a boat tour around the area. Book a tour here.

Maiton Island and the resort

The popular Maiton Island Resort is situated on this island. The resort boasts the whole island to itself and there are no day trips offered to this island. For a world of your own, this is the perfect choice.

Koh Lone (or Lohn)

Koh Lone, situated in the middle of Chalong Bay, remains a quiet, lush place with only a few upmarket resorts in operation.

There are few daytrips going here, but it’s easy to organize a long-tail boat for the 15-minute trip from Chalong Bay.

Koh Bon

Koh Bon, just 15 minutes off the shore of Rawai, is a beautiful tiny isle with soft white sands and good snorkelling sites. The salas, sun loungers and other facilities on shore are “exclusively for the use” of guests staying at The Evason Phuket Resort and Spa, which advertises Koh Bon as its own private island. The only accommodation is a luxurious honeymoon suite, also operated by The Evason.

Koh Kaew

This speck of an island is found just offshore at the southernmost tip of Phuket, and can be seen from the Phromthep Cape viewpoint. Long-tail boat transfer to the island can be arranged in Rawai. So far, there’s not much here besides a large Buddha statue.

Koh Lanta

Lanta Yai and Lanta Noi are reached off the coast of Krabi, with most accommodation found on Lanta Yai. The beautiful quiet beaches of Lanta are its main draw, but there’s some good diving in the area as well. The nearby sites of Hin Daeng and Hin Muang are exciting dive destinations, easily reached on daytrips from Lanta. Regular car ferry service from the Krabi mainland and by passenger ferry from Phi Phi.

The low season of phuket is between September and October as they are the wettest months. The best period for a visit, is from November to February, when it is possible to see the clear blue sky, feel the fresh sea breeze and marvel at the crystal clear water while lying on powdery, palm-fringed beaches. Average temperatures ranges between 23°C and 33°C.
